General information on Nanchong's development

Located in the northeast part of Sichuan Basin and the middle reach of Jialing River (the biggest branch of Yangtze River), Nanchong City is one of the eight main cities in Sichuan province. Under its jurisdiction, there are 5 counties, 3 districts, 1 city and 481 towns. The total area of Nanchong is 0.0125 million km2 and the population is 7.26 million. 

The Gross Domestic Product of 2004 was RMB30.709 billion, with a 12.8% increase and 0.6% higher than the plan. The configuration of the three sectors changed from 31.8:29.7:38.5 (year 2004) to 32.5:31.1:36.4 (year 2005). The common budget revenue of local finance was RMB837.97 million, 3.49% higher than the same source. The investment of the social fixed assents was RMB12.802 billion, 16.8% higher than the same period of 2003 and 2.5% higher than the plan. The social consumable retail sale was RMB13.982 billion, 16.8% higher than the same period of 2003, 2.3% higher than the plan. The dispensable income per capita of the citizens was RMB7208, with an 11.7% increase. The pure income of peasants was RMB2345, with a 15.1% increase. 38.6 thousand employments were created and the idleness rate registered of towns was controlled at 4.7%. The Natural Growth Rate of population was controlled within 1.2%.

General information on real estate industry in Nanchong 

In the first quarter of 2005, the commercial houses approved into the market were 90 buildings, 3976 suites with the area 436.7 thousand m2, 157%, 118% and 161% higher than the same period of 2004 and 23%, 3%, 15% higher than the last quarter. The presell number of commercial houses and their acreage approved were 1.58 and 1.37 times more than the selling houses registered and their acreage, showing a big increase in the supply of commercial houses. 

In the first 3 months of 2005, Nanchong¡¯s 3 districts had a registered record of 2515 suites of commercial houses, with the acreage 317.1thousand m2 and RMB0.339 billion. The trading of commercial houses was active. 

In the first quarter of 2005, 1013 cases of commercial houses in stock were traded off in Nanchong¡¯s 3 districts, with the acreage 98 thousand m2 and RMB80.29 million. The trading of stock-houses had two main features. The first one is territorial feature. Shunqing City¡¯s trading was fairly active and the houses of good location or the small units were the most popular. In the first quarter, 722 cases had been traded with the acreage 57.9 thousand m2 and the trading sum was RMB49.03 million, 5.24%, 7.16% and 17.66% higher than the same period of 2004. Due to the geographic location factor, the number of stock houses traded dropped to 124 cases and the acreage was 12.3 thousand m2 and RMB6.0166 million, 48.33%, 49.29% and 40.95% lower than the same period of 2004. The stock houses in Jialing district traded were 63 cases with the acreage and the trading sum a bit raise than the same period of 2004. The second feature is a construction conflict among the non-residential stock houses. In the first quarter, 104 of these houses were traded in the 3 districts and the acreage was 20.2 thousand m2 and RMB20.89 million. The suites, acreage and the money traded were 17.46%, 68.71% and 75.42% lower than the same period of 2004. In some remote areas of the 3 districts there appeared a closed-market phenomenon.
